A tired family house stripped back to its sound structure, replanned and refinished without extending its footprint.

Nothing was added to the outside of this house. The work was internal: partitions removed, openings enlarged, services replaced and the wet rooms rebuilt. What the plan gained in openness it kept in structure.

Design intent

The idea the project is built on.

The building was sound. What it needed was a better plan and honest finishes.

Bathroom lined in large-format grey stone with a timber vanity and freestanding tub

Spatial planning

How the plan is arranged.

The ground floor was reduced from six rooms to four, with the kitchen brought forward to the garden side.

Kitchen island in veined stone with a patterned splashback behind the range

Interior

Inside the building.

Existing brickwork was retained and left visible in the stair hall as a record of what the house had been.

Double-height living space with a light timber stair rising against white walls

Materials

What it is made of.

Reclaimed brick
Retained and repointed
Cement tile
Ground floor
Painted MDF
New joinery

Construction

Work was staged so the upper floor stayed habitable while the ground floor was rebuilt.

Outcome

Same footprint, an entirely different house to live in.

Arched opening framing a low dark sofa in a pale, near-empty room
