What a renovation survey should establish

Before a single new layout is drawn, four things about the existing building need to be known with certainty.
Which walls carry load. Where the services run. What condition the roof and the wet areas are actually in. And what the building was originally built from — because that determines what can be cut, chased or removed.
Renovations go wrong when a plan is drawn against assumptions and corrected on site. Every correction made after demolition has started costs more than the survey that would have prevented it.
A good survey typically shortens the design stage rather than extending it, because it removes the options that were never available.
